New listings held nearly steady compared to last year, but pending contracts and closings both pulled back — a sign homes are taking a bit longer to go under contract right now. The bright spot: showing activity is actually up almost 4% year-over-year, so buyers are still out looking. For sellers, that points to a market that rewards patience and sharp pricing; for buyers, it means more room to negotiate.
